Free planning tools for office space, lighting, AC tonnage, fit-out timelines and quotations. Every result is shown instantly, with the formula and editable assumptions behind it.
AC tonnage is the rate at which an air-conditioning system removes heat, measured in tons of refrigeration (TR); one TR is 12,000 BTU/h or about 3.5 kW. A screening calculation adds up the heat from people, fresh air, lighting, equipment and the building envelope to give a first estimate of the tonnage an office needs.
Carpet area is the usable floor inside your walls. Built-up area adds the walls. Super built-up (chargeable) area adds a share of the building's common areas, which is the loading. With the loading known, any one of the three can be converted to the other two.
A quotation comparison puts several contractors' prices on the same basis before they are compared: the same treatment of GST, the cost of anything one quote leaves out added back, and the cash each asks for up front or holds back shown side by side. Without that, the lowest headline number is often not the lowest cost.
A fit-out timeline estimate adds design, approvals, site works, procurement, installation and handover into one programme. Site works and long-lead procurement run in parallel, so whichever takes longer sets the handover date. That phase is the critical path.
The lumen method works out how many light fittings a room needs to reach a target average illuminance: N = (E × A) / (Φ × UF × MF). It gives a fitting count, a connected load and a lighting power density for early planning, before a lighting designer runs a full point-by-point calculation.
An office space planner turns a headcount and a list of rooms into the carpet area a team needs, then adds the building's loading to give the chargeable area to lease. It is a briefing tool for shortlisting buildings, not a layout.
