Bare shell and warm shell describe how complete an office floor is at handover. Bare shell is usually structure, core and facade with services stopped at the riser; warm shell adds some base-building services on the floor. Neither term is standardised in India, so the handover schedule in the lease, not the label, decides what you receive and what your fit-out must build.
Cleanroom construction means building rooms whose air is held to an ISO 14644-1 class, a limit on airborne particles at stated sizes. The class is a performance target, not a building specification: the HVAC engineer sets airflow and filtration to meet it, and the room must supply sealed, non-shedding, cleanable surfaces and airtight junctions so pressure can be held.
A cold store's envelope is a continuous insulated, vapour-sealed box: insulated panels for walls and roof, an insulated floor protected against frost heave, and doors and junctions detailed to keep warm, humid air out. Most failures are not in the panels but at the gaps between them, where heat leaks in and moisture condenses or freezes inside the construction.
A fit-out BOQ comparison checks that two quotes price the same work before comparing their totals. The lower total usually reflects a different scope, not a better price: missing items, wider exclusions, provisional sums, cheaper makes, a different MEP split, thinner preliminaries or easier payment terms. Normalise each of these line by line, then compare.
Contractor's All Risk (CAR) insurance covers accidental loss or damage to the contract works and materials during construction, often with a third-party liability section. On a fit-out it sits alongside workmen's compensation for workers, the landlord's building insurance and the tenant's own cover. The contract should say who insures what; the insurer or broker confirms the cover.
EV charging in office or factory parking is an electrical supply project before it is a charger purchase. The number and type of chargers, AC for long stays or DC for quick top-ups, must fit the spare capacity of the existing supply and its sanctioned load, a metering arrangement agreed with the DISCOM, practical cable routes and the fire strategy for the parking area.
Facade lighting design has to be settled before the facade is detailed, because the fittings need fixing points, cable routes, weather-tight penetrations, accessible driver locations and maintenance access that only the facade design can provide. Added later, it means drilled cladding, exposed cables and fittings nobody can reach, as well as glare and spill light that neighbours notice.
Facade sealant replacement means cutting out failed weatherseal joints completely, cleaning and priming the joint faces, fitting a backer rod, and applying and tooling compatible new sealant, then testing adhesion and water tightness. It is triggered by loss of adhesion, splitting, hardening or leaks, not by age alone. Structural silicone holding glass is a separate matter for the facade engineer.
A factory canteen and amenity block is sized by the largest group that eats, washes or changes at the same moment, not by total headcount. Shift peaks set seating, serving lines and changing rooms; the kitchen must flow one way from raw to cooked to wash; exhaust, fire separation and grease traps shape the services; and walking time from the shop floor decides whether workers use it.
Expanding a factory while production runs is a planning problem before it is a building problem. The new structure is rarely the expensive part; an unplanned stoppage is. The work is phased so construction is physically separated from the live plant, and every connection to the existing building and its services is fixed in advance into an agreed shutdown window.
Fire safety during fit-out works means managing the risk while a floor is half-built: hot work near combustibles, detection and sprinklers isolated or impaired, packaging and materials stored on the floor, and escape routes narrowed by the works. It is controlled by permits to work, a written isolation procedure, daily housekeeping and temporary measures agreed before work starts.
Factory handover documents are the records that let an owner run, maintain, insure, extend and later alter an industrial building: as-built drawings including buried services, the structural design basis and PEB supplier drawings, O&M manuals, test records such as pipe pressure tests, earthing and insulation resistance results, fire system records, commissioning records and dated warranties.
