Explore our Interior Fit-Out capability

Office Signage and Wayfinding: Helping People Find Their Way

How wayfinding is planned in a workplace — decision points, sign hierarchy, statutory signage, materials and why signage is designed, not added at the end.

Office Storage: Deciding What the Floor Actually Has to Hold

How storage is planned in a workplace — auditing what exists, personal versus shared, statutory records, and why unplanned storage consumes usable floor area.

Acoustic Design for Offices: Absorption, Separation and Masking

The three levers of office acoustics — absorbing sound, blocking it between rooms, and masking what remains — and where each belongs in a fit-out.

Meeting Room Design and Sizing: Getting the Mix Right

How many meeting rooms an office needs and in what sizes, why small rooms are scarcest, and the acoustic, AV and ventilation decisions that make them usable.

Pantry and Cafeteria Fit-Out: Services Decide the Position

Why pantry and cafeteria positions are fixed by drainage and extract rather than by layout preference, and what to settle before the plan is finalised.

Reception and Front of House: The Space That Sets Expectations

How a reception area is planned — arrival sequence, visitor management, waiting capacity, acoustics and the material decisions that show wear first.

False Ceilings & Partitions

Grid, gypsum and specialist ceilings with drywall and demountable partitions — coordinated with sprinklers, HVAC and lighting rather than fought with on site.

Fit-Out MEP Coordination

HVAC, electrical, plumbing, firefighting and low voltage coordinated into an office fit-out — the interface where most fit-out delays and rework begin.

Office Flooring — Carpet Tile, Vinyl, Stone and Raised Access

Carpet tile, LVT, vinyl, stone and raised access flooring for offices — chosen for the traffic, acoustics and subfloor each area actually has.

Glass Partitions & Doors for Offices

Single and double-glazed office partitions, frameless doors and acoustic glazed rooms — specified for the privacy the room actually needs.

Luxury & Hospitality Interiors

Premium corporate, hotel and hospitality interiors — where finish tolerance, long-lead materials and guest-facing detail change how a fit-out is run.

Office Lighting Design

Lux levels, glare control and lighting layouts for Indian offices — designed to IS 3646 and ECBC 2017 rather than by spacing fittings evenly on a grid.

Turnkey Office Fit-Out — Cat A and Cat B Delivered End to End

Turnkey office fit-out from shell to move-in — design, MEP coordination, joinery and handover under one contract, with a 60-day delivery model.

Workplace Strategy & Space Planning

Test fits, seat counts and workplace strategy for Indian offices — how many people a floor really holds, and what the layout costs you in MEP knock-ons.

Workstations & Custom Office Furniture

Workstations, storage, reception desks and bespoke joinery — sized to the layout and coordinated with small power, so desks land where the outlets are.

See how a layout gets decided

Our designs show real floor plates planned several ways — seat counts, cabin mix, circulation and finishes, with the trade-offs set out.

Interior Fit-Out: common questions

Cat A is the landlord's base finish: a serviced but unfurnished floor with ceiling, general lighting and air conditioning distribution. Cat B is the tenant's fit-out on top of it: partitions, cabins, meeting rooms, finishes, joinery and branding. Cat B often adapts parts of Cat A, such as ceilings and sprinkler positions, so it is worth checking exactly what the landlord provides before budgeting.

Our fit-out scope covers finishes, partitions, ceilings and flooring, joinery, signage and reception detailing, with on-site coordination of the MEP, lighting and HVAC work that has to fit around them, and handover documentation at the end. Furniture, IT and AV are usually agreed separately, so it is worth confirming what each quotation includes before comparing them.

Usually because they price different scopes. One may assume the existing ceiling is kept, another replaces it; one includes services alterations and fire system changes, another excludes them. Comparing totals before comparing scope is the most common mistake in choosing a fit-out contractor. Asking every bidder to price the same itemised scope makes the numbers comparable.

The usual causes are late layout decisions, long-lead items such as glazed partitions or bespoke joinery being ordered late, and services above the ceiling installed without a coordinated drawing so work has to be redone. Commissioning is often squeezed at the end when earlier stages slip. Fixing the layout early and coordinating services before installation prevents most of it.

Beyond the keys: as-built drawings, operating and maintenance manuals, test and commissioning records, equipment details, warranties with their start dates, and spare materials such as extra carpet tiles from the original batch. These are what let you run and alter the space later. It is worth listing them in the contract so they arrive with the keys rather than after.
