False Ceilings & Partitions

What we deliver

Grid and gypsum ceilings, drywall, demountable and glass partitions — installed as part of the fit-out and coordinated with everything that runs above and through them.

Ceilings and partitions look like the simplest package on a fit-out. They are actually the package that touches every other trade: sprinklers, diffusers, lighting, cable tray, smoke detection and speakers all land in or pass through them, and every cabin wall interrupts all of it.

Where projects go wrong

• Reflected ceiling plan not coordinated before boarding. Then diffusers, sprinklers and lights fight for the same tile and the ceiling looks accidental.
• Meeting room partitions stopped at the ceiling. Sound travels over the wall through the shared plenum. The room is visually private and acoustically not.
• Compartmentation broken by the fit-out. Partitions crossing a fire compartment line must maintain the rating, including at penetrations.
• Access ignored. A gypsum ceiling over a floor full of VAV boxes and valves means cutting it open the first time anything needs service.
• Grid module set out from the wrong edge. Cut tiles at the visible end rather than the concealed one — a small decision that reads as sloppy for the life of the fit-out.
