What it is
Modular textile floor tiles, typically 500 × 500mm, laid loose or with tackifier on a prepared subfloor or a raised access floor.

What actually determines how it looks in three years
Pile weight and fibre. Solution-dyed nylon holds colour and resists cleaning chemicals far better than piece-dyed alternatives.
Construction. Loop pile resists crushing in traffic lanes better than cut pile, which is why corridors and lobbies are usually loop.
Backing. A dimensionally stable backing keeps tiles tight at the joints; a poor one lets tiles shrink and open gaps that collect dirt.
Laying pattern. Quarter-turn, monolithic or ashlar — each hides or reveals shading differently, and the pattern must be specified because it cannot be changed later.
Where projects go wrong
- Pile weight unspecified and a light grade laid in heavy traffic.
- Batch mixing. Tiles from different production batches shade visibly under office lighting; batch numbers must match across a floor plate.
- Laid on a damp or dusty subfloor, so the tackifier never grips.
- No attic stock retained. Matching tiles years later is usually impossible.
- Wrong laying direction, which shows as banding once the furniture is out and the light rakes across the floor.
