Standing Seam Roof Sheet — Concealed Fix Roofing

What it is
A metal roof system where sheets are joined by raised interlocking seams and held by concealed clips fixed to the purlins. No fastener passes through the weather surface.
It is the specification for long-span industrial and commercial roofs where leaks are unacceptable and the roof is hard to access for repair.

Why it wins on long-span roofs
No penetrations in the weather plane, removing the primary leak path.
Movement accommodated, not resisted, which matters when a sheet run is tens of metres long and the roof surface swings through a wide temperature range daily.
Long sheets, often roll-formed at ground level on site, which removes end laps — the second most common leak location after fasteners.
Cleaner appearance on visible roofs and canopies.
What drives the cost
Coating mass and paint system · sheet thickness · seam type, with mechanically seamed above snap-lock · clip type and spacing, which follows wind uplift under IS 875 Part 3 · site roll-forming set-up · roof geometry and the number of penetrations, hips and valleys.
Where projects go wrong
- Clip spacing uniform across the roof. Edges, corners and ridges see much higher suction and need closer spacing.
- Clips fixed so the sheet cannot slide, defeating the whole system.
- Slope below the manufacturer's minimum for the chosen seam.
- Penetrations cut without designed flashings, reintroducing exactly the leak paths the system exists to avoid.
- Gutters undersized. A large roof sheds a great deal of water very quickly in monsoon conditions.
