What it is
A multi-layer board with a solid timber wear layer bonded to a cross-laminated plywood or HDF core, giving the appearance of solid wood with much better dimensional stability.

What decides service life
Wear layer thickness. Everything else is secondary. A 0.6mm veneer looks identical on day one and cannot be sanded when it wears; a 4mm layer survives several refinishes across decades.
Finish system. Lacquer resists spills and is lower maintenance but is hard to repair locally. Oil marks more easily but can be spot-repaired without refinishing the whole floor — which matters in a large office.
Indian conditions specifically
Humidity swings here are wide. Boards must be acclimatised in the finished, air-conditioned space before laying — not in a hot open shell — and expansion gaps at every perimeter and threshold are not optional. A floor laid tight to walls in dry winter conditions will buckle in the first monsoon.
Where projects go wrong
- Wear layer unspecified, so a thin veneer arrives.
- Laid on a damp slab. Cupping and lifting follow.
- No acclimatisation, or acclimatised in the wrong conditions.
- Expansion gaps omitted at perimeters, columns and thresholds.
- Laid before wet trades finish, absorbing construction moisture.
