An industrial client needs a building that serves a process and starts operating on time. That makes two things critical: designing around the process rather than around a generic shed, and delivering the structure, the services and the offices without the gaps that separate contracts create.

Where projects go wrong

• Building designed before the process layout. The most expensive mistake in industrial construction.
• Floor loads underestimated. Machinery and racking concentrate heavy loads.
• Utilities sized for day one. Production grows, and upgrading power and water later is costly.
• Fire protection an afterthought. It shapes water storage, pump rooms and roof heights.
• Office block and plant as separate projects. Two sets of foundations, services and approvals on one plot.
