Where projects go wrong

  • Design not frozen before construction. Every change during construction costs more than the same change on paper.
  • Soil conditions assumed. Foundation design depends on a proper soil investigation.
  • Trades contracted separately. The interfaces between them are where time and money are lost.
  • Long-lead items ordered late. Facade, lifts and major MEP plant can govern the programme.
  • Approvals not in the programme. Statutory clearances sit outside the site's control.
