# Industrial & Factory Construction

> Industrial and factory construction covers production buildings, plants, warehouses, admin blocks and canteens, combining civil structure, PEB sheds, MEP, firefighting and office interiors. Because the building serves a process, floor loading, crane capacity, clear heights, utilities and fire protection follow from a process layout settled before design.

## What we deliver

**Factories, production plants, warehouses, admin blocks, canteens and
industrial facilities** — civil structure, PEB sheds, MEP, firefighting and
office interiors delivered as one project.

An industrial client needs a building that serves a process and starts operating
on time. That makes two things critical: designing around the process rather than
around a generic shed, and delivering the structure, the services and the offices
without the gaps that separate contracts create.

## Scope of works

| Element | What we deliver |
| --- | --- |
| Production building | PEB or RCC, designed around the process layout |
| Floors | Grade slabs designed for machinery and racking loads |
| Admin block | RCC structure, facade and office interiors |
| Utilities | Electrical including HT/LT, plumbing, drainage |
| Fire protection | Hydrants, sprinklers, detection, pump room |
| Ventilation | Natural and mechanical ventilation, HVAC where needed |
| Canteen & amenities | Staff facilities and washrooms |
| External works | Roads, drainage, boundary as in scope |

## Where projects go wrong

- **Building designed before the process layout.** The most expensive mistake in
  industrial construction.
- **Floor loads underestimated.** Machinery and racking concentrate heavy loads.
- **Utilities sized for day one.** Production grows, and upgrading power and
  water later is costly.
- **Fire protection an afterthought.** It shapes water storage, pump rooms and
  roof heights.
- **Office block and plant as separate projects.** Two sets of foundations,
services and approvals on one plot.

## Why Hagerstone

**Industrial work across the business** — factories and industries are a stated
sector across our profiles, and our Director – Facade has led industrial
envelope projects such as the 6,500 sq. m. Anygraphics factory in Noida.

**Single-partner execution** across civil, PEB, MEP, firefighting and interiors,
with 350+ professionals including a 35-member firefighting team and a 53-member
site team, under ISO 9001 / 14001 / 45001.

## Standards referenced

Reinforced concrete to **IS 456:2000**. Steel design to **IS 800:2007**.

## Frequently asked questions

### What is different about building a factory?

The building serves a process. Floor loading, crane capacity, clear heights, utilities, drainage and ventilation are all set by what the factory will make and how. Designing the building before the process layout is settled is the most common and expensive mistake in industrial construction.

### Can the office block be built alongside the factory?

Yes, and it usually should be. Admin blocks, canteens and staff facilities on an industrial site are often built as RCC structures next to a PEB production shed. Building both under one contract lets foundations, services and approvals be handled together rather than as two separate projects on the same plot.

### Can you build in industrial estates outside the metros?

Yes. We have worked across 25+ cities, including industrial locations such as Manesar, Rajpura, Dera Bassi, Kotputli and Nalagarh. Industrial estates have their own authorities and approval routes, which are part of planning the project.
