# Rainscreen Ventilated Facade: Why the Cavity Does the Work

> A rainscreen ventilated facade hangs an outer skin of panels in front of an insulated, weatherproofed wall with a deliberate air gap between them. The outer panel sheds most of the rain; the drained and ventilated cavity behind handles whatever gets past it.

## Why it matters on a facade project

Ventilated rainscreen is the default for stone, terracotta, HPL, fibre-cement
and metal cladding on Indian commercial buildings — and it works on a principle
that surprises people the first time they hear it: **the outer skin is not
waterproof, and is not meant to be.**

Understanding that changes how the system gets detailed. The panel is a screen.
The membrane behind it is the weather line. Most rainscreen failures come from
teams treating the panel as the barrier and the membrane as an afterthought.

## How it is specified in practice

| Layer | What it does | Typical detail |
| --- | --- | --- |
| Outer panel | Sheds rain, UV, appearance | ACP, solid aluminium, HPL, stone, terracotta |
| Cavity | Drains and ventilates | 25-50mm, open at bottom and top |
| Cavity barrier | Stops fire and smoke spread | At every compartment line and around openings |
| Insulation | Thermal performance | Mineral wool preferred; non-combustible |
| Breather membrane | The actual weather line | Continuous, correctly lapped, taped |
| Sub-frame | Carries panel load to structure | Aluminium or MS brackets, thermally broken |
| Substrate | Structural backing | RCC, blockwork or sheathing board |

## Common mistakes

- **Omitting or shortcutting cavity barriers.** The cavity is continuous by
design. Without barriers at each compartment line it becomes a route for fire
and smoke, which is the exact mechanism that made cladding fires catastrophic.
- **Treating the membrane as secondary.** If it is discontinuous at a corner, a
penetration or a lap, the building will leak regardless of panel quality.
- **Blocking the ventilation path.** Insulation pushed into the cavity or
sealed-off openings stop the airflow, and the cavity stops working.
- **Thermal bridging at the brackets.** Hundreds of metal brackets through the
insulation can undo the assembly's U-value. Thermally broken brackets or
isolation pads matter more than most specifications assume.
- **Combustible insulation behind a combustible panel.** Each may pass in
isolation; together in a ventilated cavity they are a different proposition.

## Where Hagerstone uses it

Imported ventilated envelope systems sit within our in-house facade scope. Our
Director – Facade, Akhilesh Kumar Singh, led delivery of 3,325 sq. m. of
Kingspan dry cladding ventilated system at DLF WeWork, Cyber City, Gurgaon — a
project where the sub-frame, cavity detailing and panel setting-out all had to
work as one assembly.

## Standards referenced

Fire and life safety, including cavity barrier requirements and the combustibility
of external wall assemblies, follows **NBC 2016, Part 4**. Opaque assembly
U-value is assessed under **ECBC 2017**.

## Frequently asked questions

### Why not just seal the outer panel completely?

Because perfect seals do not survive. Every sealed joint eventually ages, moves or gets damaged, and once water is behind a sealed system it has nowhere to go. A rainscreen accepts that some water will get through and gives it a drained, ventilated path back out — which is why it outlasts face-sealed cladding in Indian monsoon conditions.

### What actually keeps the building watertight?

The backing wall, not the panel. A breather membrane over the substrate is the real weather line. The outer panel is a screen — it takes the wind-driven rain, the UV and the appearance, but the membrane behind is what must be continuous and correctly lapped.

### Does the cavity make a fire worse?

It can, which is the central risk of the system. A continuous vertical cavity behaves like a chimney. That is why cavity barriers at every compartment line, and a non-combustible or limited-combustibility panel and insulation, are not optional extras — they are the difference between a compliant facade and a dangerous one.
